The house
The house was finished in July 2013 and sits in perfect isolation, although Montorio al Vomano is only 6km away. It is equidistant from the mountains and the beach which are 30km away. It was built to replace an old farmhouse that was made irreparable by the L'Aquila earthquake of 2009. Due to this, and the fact that government grants were obtained, the house is built to the highest specifications possible and is an 'earthquake resistant construction'.
Both the walls and roof are insulated with 90mm of materials and the windows are double glazed with aluminium frames. The shutters are louvred with operable slats.
Hot water and radiators are heated by a gas boiler. There is an underground 3000 litre gas tank. We harvest wood from the small woods on the land and, due to the high level of insulation, the wood burner keeps the house warm all winter.
Water and electricity are connected and 3mgb per second internet is available.
The house comprises a large living room and kitchen with 2 double bedrooms and one and a half bathrooms.
To the front of the house there is a 8.39 m2 storage room. All the rooms benefit from high ceilings and have exposed, high quality beams.
The living room has double doors opening on to a 7.14 m2 covered patio area.
The master bedroom has double doors opening onto a 6.4 m2 partly covered patio area.
At the front of the house there is a 20.18 m2 covered patio area.
In the kitchen there are stainless steel units plus a Smeg 5-burner oven and hob, a fridge freezer and a dishwasher. In the main bathroom there is a washing machine. All are one year old and included in the purchase price.
Access to the house is by way of a small lane that is maintained by the local commune.
The land
There are approximately 4.5 hectares of fertile land. About three quarters of the land is farmed whilst the remainder is comprised of woodland, plus over 100 olive trees, fruit trees; apples, apricots, plums, figs, wild cherries and walnuts. There is also an artesian well.
The farmer
The land is farmed by a local farmer, for the last three years he made hay, this year he has planted wheat. He has a 5 year rental agreement that expires in 2016 and that he would be happy to renew. Rather than pay rent he looks after the land that isn't planted and keeps it nice and tidy. Basically he does any jobs that require a tractor or expensive machinery.
He helps in other ways too. For example, last year we were too busy to harvest the olives. He organised for someone to do the harvest, make the oil and prune the trees. We got 20 litres of oil as our share.
